While subject to individual market factors and specific terms and conditions
of offerings, Unilev Capital Corporation typically adopts investment horizons of
over five years and considers investments in the following types of
properties:
Office Buildings Investments
are considered in both stabilized office buildings and redevelopment
opportunities in office buildings with a minimum size of 80,000 square feet in
California, Texas, Colorado and New York. Within Los Angeles County Unilev will
consider smaller properties based on location and class. In other markets, the
investments should represent a core asset, generally above 200,000 square feet.
Our current investment objective is to target well located office buildings in
major US markets with below market rents.
Shopping
Centers Investments are considered in both stabilized and
redevelopment opportunities in retail centers with a minimum size of 100,000
square feet. Our current objective is to locate retail investment opportunities
in all major US markets with vacancy rates of 10 to 25 percent or with a 95
percent stabilized occupancy at below market rents.
Single Tenant Investments are considered in single
tenant stabilized opportunities with a credit rating, in general, above Moody
BBB-. Within this category, our current objective is to locate single tenant
opportunities based on stable current income and future long term upside
generally realized with in place below market rents.
Industrial Parks Investments are considered in
stabilized industrial parks with a minimum size of 100,000 square feet. Our
current objective is to identify strategically located multi tenant and single
tenant industrial properties in the referenced primary markets under replacement
cost or with below market rents.
